A welcoming and safe environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies (No Pet and Animal Policy / Pet Policy / Animal Policy) we require EVERYONE to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.   • No Pets or Animals

    This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process

  • Household Pets

    This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets

  • Assistance Animals

    This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request

Pet & Animal Policy

NON PET FRIENDLY UNITS: THESE ARE TERMS YOU WILL FIND IN LEASE AGREEMENT FOR NON PET FRIENDLY UNITS AND UNAUTHORIZED PETS IN PET FRIENDLY UNITS.

-PET CHARGES:Pets are not allowed, even temporarily, without permission of Landlord or Landlord's Agent.  If a pet is kept on the premises by anyone, without written permission, a penalty of$100 per daywill be charged, payable immediately; and in addition, such will cause for termination by Landlord of Tenant's right of occupancy and/or suit for damages.  Also, if a pet has been kept on the premises at any time during the tenant's term of occupancy by anyone (with or without written permission), a deduction may be made for carpets to be professionally shampooed, sanitized, defleaed and fumigated in order to protect future tenants from possible health hazard.  All damages cause by pets are the responsibility of the Tenant.  

-PETS:Tenant will not permit a pet, even temporarily, in or about the Rental Property unless permission is granted in writing by the Landlord or Landlord's agent.  The presence of an unauthorized pet will subject Tenant to the penalties, damages, deduction and termination provisions set forth in the SECURITY DEPOSIT AGREEMENT, attached hereto and incorporated herein by reference.

-NO ANIMALS OR PETS OF ANY KIND SHALL BE KEPT OR HARBORED IN OR ABOUT THE APARTMENT OR THE SURROUNDING PREMISES OF WHICH IT IS A PART.

THE 'PET ADDENDUM' FORM BELOW IS AN EXAMPLE OF OUR PET POLICY FOR PET FRIENDLY UNITS ONLY. UNIT SPECIFIC INFORMATION SUCH AS PRICE, TERMS AND ANY OTHER INFORMATION WILL BE FILLED IN ACCORDINGLY WITH EACH INDIVIDUAL TENANT/LEASE.

PET ADDENDUM

This agreement is attached to and made a part of the Rental Agreement dated_______________ between, ____________________________ (Landlord) and ______________________________________________(Tenants).

The Rental Agreement is hereby amended by this Pet Addendum to grant such permission to the Tenant. In exchange for this permission, Tenant(s) agree to the following terms and conditions: 

 

1) Tenant must comply with all local statutes, restrictions, ordinances and other enforceable regulations including leash and licensing requirements. 

2) To pay an additional $_________ per month.

3) To pay an additional $_________pet deposit, which shall be held as security for the faithful performance of this Pet Addendum and replacement, repair or cleaning of carpet and property as required. The amount of the pet deposit returned, if any, shall be solely at the discretion of the Landlord.

4) Tenant agrees not to leave their pet unattended for unreasonable periods. 

5) Tenant agrees to clean up after their pet and to dispose of their pet’s waste properly and quickly. 

6) Tenant agrees to keep their pet from being unnecessarily noisy or aggressive and causing any annoyance or discomfort to others and will remedy immediately any formal complaint made through Landlord/Owner. 

7) Tenant agrees to provide their pet with an identification tag that the pet will wear at all times while on the premises. 

8) If Landlord or police receive more than one complaint regarding Tenant’s pet, Tenant will be given written notice to remove pet from the premises within 3 days.

9) Tenant agrees not to breed or allow the pet to reproduce, but if this should occur, the pet’s offspring will be placed within eight weeks of birth. 

10) Tenant agrees to immediately pay for any damage, loss, or expense to property or yard or injuries to another person caused by their pet. 

11) Tenant agrees to pay all costs to clean, deodorize, replace carpeting (if necessary), and/or de-flea the unit and any other affected property, in addition to any security deposit made. 

12) Tenant agrees that this Pet Addendum applies only to the specific pet described above and that no other pet may be substituted.  

13) Tenant agrees that Landlord will not be responsible for the injury, harm or death of animal, and agrees to hold Landlord and Landlord’s Agent harmless for any damages suffered as a result of any harm caused on the animal or by the animal upon another person, guest or employee.

14) Tenant is encouraged/requiredto obtain a Pet Liability Policy that can be added to most rental insurance policies.  

15) Any animals on the property not registered under this Pet Addendum will be presumed to be strays and will be disposed of according to law, at the option of the Landlord.

16) Tenant agrees that the Landlord reserves the right to revoke permission to keep the pet should the Tenant break any provision of this Pet Addendum. Tenant will be given written notice and will have three days to remove the pet. If pet is not removed, Landlord may initiate eviction process. 

17) Tenant indemnifies and holds Landlord and Landlord’s Agent harmless for all damages, costs of litigation and attorney’s fees for any action brought by any person against Landlord or Landlord’s Agent related to any act of any pet. 

 

Tenant agrees by signing this document that he/she has accepted the terms of this Pet Addendum.
